Buying

  • The prospective buyer fixes an appointment with us either, through the web or over the phone
  • The buyer visits the project site Marketing office at a convenient date and time
  • Returns to our corporate office.
  • Our Marketing personnel will then assist him in
    • Filling up the 'Enquiry Form'
    • Giving him the best option according to his requirements
    • Provide him with various loan options
    • He freezes the particular booking amount
    • Fills up the application for allotment
    • Once his allotment is confirmed he enters into an Agreement
    • Buyer is updated with the progress through our newsletters
    • Makes the payment in line with the progress achieved as and when there is demand.
    • He further understands and confirms the Sale Agreement
    • The keys are handed over to him on the promised date of possession along with the possession letter.

Renting

Services Free Of Cost:

  • The apartment owner gets in touch with Pathak and fills in the details.
  • Pathak co-ordinates with the apartment owner and prospective tenants
  • An application form is to be filled in by the owner and the prospective tenant.
  • The apartment is shown to the tenant.
  • Pathak completes the legal formalities by executing the rental agreement between the apartment owner and the tenant.

Services Paid:

In addition to the above free Services, the following additional Services are offered:

  • Handing over of the flat to the tenant.
  • Collection and depositing of rental cheques to owner's account.
  • Finding a new tenant when the earlier one vacates.
  • Taking over of the flat on vacation after due inspection and collection of damages if any.
  • Informing the client of the requirement of painting / other repairs from time to time and getting the same done on owner's behalf.
  • Renegotiating and making the necessary agreements on the owners' behalf.
  • On approval by mail by the owner, preparing all documents , collection of deposit amount, couriering the documents after execution by the tenant and handing over to the tenant the signed copy on receipt.
  • Informing the owner about the taxes and other payables, and on receipt of the amounts pay the same to the authorities.

NOTE: 1 month's rent per Year is payable by the apartment owner for the above paid Services

Selling

  • The apartment owner gets in touch with the Pathak and fills in the details
  • Pathak co-ordinates with the flat owner and prospective buyers
  • An application form is to be filled in by the owner and the prospective buyer
  • The apartment will be shown to the buyer and negotiating begins
  • On finalization of the deal, Pathak executes an agreement between the buyer and the seller
  • Pathak assists in the registration process with the help of the legal dept.

NOTE: 1% of the cost of sale is payable by the seller and buyer each for the Services rendered. All expenses including the out of pocket expenses are to be borne by the buyer.
